Chimney flashing: why caulk isn't a fix

Questions about your chimney? Call our receptionist, Kari, at 320.414.0191. She picks up weekdays, 9 to 5.

Flashing is the metal that seals the gap where your chimney comes through the roof. When it's done right it's two layers, one lapped under the shingles and one cut into the mortar joints of the brick and folded down over the first, so water running down the chimney or the roof always ends up on top of the shingles.

What we usually find

A lot of the leaks we get called about come from flashing that was only caulked to the face of the brick, or tarred over after it started leaking the first time. Caulk and tar shrink and crack in the cold, and the water finds the gap again.

How we fix it

It's usually not re-roofing anything, just popping seven or eight shingles so we can properly flash the chimney, cutting the counter-flashing into the brick, and then nailing the shingles back down. If the brick or the crown is letting water in above the flashing, we fix that too, because new flashing won't stop a leak that's coming from the top.

If any of this sounds like your chimney, call 320.414.0191. We'll come out, climb up, take pictures of what we find and show you before we quote anything.
